Y\u00fcksek konut fiyatlar\u0131 ve s\u0131n\u0131rl\u0131 konut arz\u0131n\u0131n nitelikli i\u015f g\u00fcc\u00fcn\u00fcn kente \u00e7ekilmesini zorla\u015ft\u0131rarak, s\u00fcrd\u00fcr\u00fclebilir kalk\u0131nmay\u0131 engelledi\u011finin de alt\u0131n\u0131 \u00e7izen Ba\u015fkan Kayan, bu nedenle \u00f6n\u00fcm\u00fczdeki d\u00f6nemde Mersin ekonomisinin b\u00fcy\u00fcmesinde en b\u00fcy\u00fck s\u0131nav\u0131n bar\u0131nma krizini a\u015fmak olaca\u011f\u0131 uyar\u0131s\u0131nda bulundu. Ba\u015fkan Kayan, &#8220;E\u011fer \u00fcretim ve istihdamda kal\u0131c\u0131 b\u00fcy\u00fcme istiyorsak, bar\u0131nma maliyetlerini dengelememiz gerekiyor. Bu nedenle yeni konut alanlar\u0131n\u0131n imara a\u00e7\u0131lmas\u0131 ve sosyal konut projelerinin devreye al\u0131nmas\u0131 \u015fart.&#8221; dedi.<\/p>\n\n\n\n<p>M\u00fcstakil Sanayici ve \u0130\u015f Adamlar\u0131 Derne\u011fi (M\u00dcS\u0130AD) Mersin \u015eube Ba\u015fkan\u0131 Mehmet Sait Kayan, T\u00fcrkiye Cumhuriyet Merkez Bankas\u0131 Temmuz 2025 Konut Fiyat Endeksi verilerine g\u00f6re Adana\u2013Mersin b\u00f6lgesinde konut fiyatlar\u0131n\u0131n y\u0131ll\u0131k bazda y\u00fczde 28,3 artt\u0131\u011f\u0131n\u0131, Mersin&#8217;de ise sat\u0131l\u0131k konut fiyatlar\u0131n\u0131n metrekare ba\u015f\u0131na ortalama 23 bin 404 TL&#8217;ye ula\u015ft\u0131\u011f\u0131n\u0131 hat\u0131rlatt\u0131. Bug\u00fcn Mersin&#8217;de konut fiyatlar\u0131n\u0131n ve kiralar\u0131n T\u00fcrkiye ortalamas\u0131n\u0131n \u00e7ok \u00fczerinde seyretti\u011finin alt\u0131n\u0131 \u00e7izen Ba\u015fkan Kayan, &#8220;Bu mesele bug\u00fcn\u00fcn de\u011fil, uzun y\u0131llard\u0131r s\u00fcregelen bir sorun. Bu durum hem dar gelirli vatanda\u015flar\u0131m\u0131z\u0131 zorluyor hem de sanayide ihtiya\u00e7 duydu\u011fumuz nitelikli i\u015f g\u00fcc\u00fcn\u00fc kente \u00e7ekmeyi g\u00fc\u00e7le\u015ftiriyor. E\u011fer \u00fcretim ve istihdamda kal\u0131c\u0131 b\u00fcy\u00fcme istiyorsak, bar\u0131nma maliyetlerini dengelememiz gerekiyor&#8221; \u015feklinde konu\u015ftu.<\/p>\n\n\n\n<p><strong>&#8220;Yeni konut alanlar\u0131n\u0131n imara a\u00e7\u0131lmas\u0131, sosyal konut projelerinin devreye al\u0131nmas\u0131 \u015fart&#8221;<\/strong><\/p>\n\n\n\n<p>Kayan, merkez il\u00e7elerde y\u0131llard\u0131r beklenen 1\/5000 \u00f6l\u00e7ekli naz\u0131m imar planlar\u0131n\u0131n tamamlanmas\u0131n\u0131 \u00f6nemli bir f\u0131rsat olarak g\u00f6rd\u00fcklerini dile getirdi. Ba\u015fkan Kayan, &#8220;Kentin \u00f6n\u00fc a\u00e7\u0131ld\u0131. \u0130mara a\u00e7\u0131lan yeni ticaret alanlar\u0131 ile birlikte kente yat\u0131r\u0131m artacak fabrika, depolama alanlar\u0131 gibi yeni tesisler kurulacakt\u0131r. Ancak konut alanlar\u0131 a\u00e7\u0131s\u0131ndan s\u0131n\u0131rl\u0131 kalan bu plan, kentin b\u00fcy\u00fcmesi a\u00e7\u0131s\u0131ndan kritik ama tek ba\u015f\u0131na yeterli de\u011fil. Konut arz\u0131 s\u0131n\u0131rl\u0131 kald\u0131\u011f\u0131 s\u00fcrece arz\u2013talep dengesi kurulamaz. \u0130l koordinasyonuyla plan\u0131n 1\/1000 \u00f6l\u00e7ekli uygulama imar planlar\u0131yla h\u0131zla desteklenmesi, yeni konut alanlar\u0131n\u0131n a\u00e7\u0131lmas\u0131 ve sosyal konut projelerinin devreye al\u0131nmas\u0131 \u015fart. Ancak bu b\u00fcy\u00fcmenin s\u00fcrd\u00fcr\u00fclebilmesi i\u00e7in lojistikten enerjiye, ula\u015f\u0131mdan bar\u0131nmaya kadar her alanda altyap\u0131n\u0131n g\u00fc\u00e7lendirilmesi gerekiyor&#8221; dedi.<\/p>\n\n\n\n<p><strong>&nbsp;&#8220;Nitelikli i\u015f g\u00fcc\u00fc i\u00e7in ucuz, eri\u015filebilir sosyal konut \u015fart&#8221;<\/strong><\/p>\n\n\n\n<p>Mersin sanayisinin h\u0131zla b\u00fcy\u00fcd\u00fc\u011f\u00fcn\u00fc ve kentin ihtiya\u00e7 duydu\u011fu nitelikli i\u015f g\u00fcc\u00fc g\u00f6\u00e7\u00fcn\u00fc alabilmesi i\u00e7in mutlaka ucuz ve eri\u015filebilir sosyal konut projelerinin hayata ge\u00e7irilmesi gerekti\u011finin alt\u0131n\u0131 \u00e7izen Ba\u015fkan Kayan, &#8220;Yeni yat\u0131r\u0131mlarla birlikte 60 bine yak\u0131n \u00e7al\u0131\u015fana ihtiya\u00e7 duyulaca\u011f\u0131n\u0131 \u00f6ng\u00f6r\u00fcyoruz. \u0130\u015f g\u00fcc\u00fc g\u00f6\u00e7\u00fcnde di\u011fer illerle rekabet etmeliyiz. Bug\u00fcn m\u00fchendisinden teknisyenine kadar pek \u00e7ok kalifiye \u00e7al\u0131\u015fan bar\u0131nma maliyetleri y\u00fcz\u00fcnden Mersin yerine farkl\u0131 kentleri tercih ediyor. E\u011fer sosyal konut ve i\u015f\u00e7i kadrolar\u0131na y\u00f6nelik ucuz, eri\u015filebilir konut projeleri \u00fcretemezsek, yat\u0131r\u0131mlar\u0131m\u0131za uygun i\u015f g\u00fcc\u00fcn\u00fc bulmakta zorlanaca\u011f\u0131z. Bu nedenle belediye marifetiyle sanayi b\u00f6lgelerine yak\u0131n yerlere \u00e7al\u0131\u015fan kesim i\u00e7in uygun \u00f6deme ko\u015fullar\u0131yla sosyal konutlar \u00fcretilmesi gerekiyor.
